Design & Value Engineering

We begin every project by assessing its feasibility based on the initial brief.

 

Once the project's viability is confirmed, we move into the design development phase. This involves refining the design, adding more detail, and continuously improving its cost acuracy.

​

Throughout this process, we take an active, collaborative approach, working closely with designers and stakeholders to ensure the project remains both efficient and aligned with our specific design requirements.

Contracts & Tendering

During this stage, we gather and then prepare all necessary contractual documents from the various designers and specialists involved. These documents, along with our detailed pricing schedules, are then sent to tendering contractors.

​

The contractors will submit their bona-fide tenders based on pre-agreed contractual terms. From here, we enter into negotiations to ensure a comprehensive contract for our clients.

 

Our goal is to help clients understand this process before guiding them through entering into a contract with the builder.

Whilst this is arguably the most exciting stage of the project - watching it all come together, we still keep a keen eye on everything for you.

​

Inevitably there will be challenges to overcome and some  variations to the contract. We manage all of this within our overall budget and recommend  the regular monthly payments so that you are never paying more than the value of work completed.

Our Services Agreement

Pre Construction

  • Attend design, client, project, site and other meetings
  • Prepare Regular Cost Reports
  • Liaise with the Client and the Professional Team to determine the Client’s requirements and to develop the Client’s brief

  • Advise and liaise on any enabling work

  • Advise on Health and Safety

  • Advise on projects costs and alternate design and construction options
  • Advise on alternate procurement options
  • Advise on factors that may affect cost, time or method of implementation
  • Prepare Initial budget estimates
  • Prepare, maintain and develop a cost plan and cash flow forecasts.
  • Advise on cost of professional teams proposals and design progresses.
  • Advise on specialist services - consultants, contractors, suppliers as required​

Contractural & Tendering

  • Advise on scope of building contract
  • Advise on additional works required by third parties
  • Advise on any warranties, third party agreements or bonds
  • Advise on the rights and obligations of the parties to the building contract.
  • Advise on tendering and contractual procurement and prepare recommendations for payment
  • Obtain tender drawings and specifications from the Client and professional team
  • Liaise with Client and project team to prepare tender documentation
  • Prepare bills of quantities or other pricing documents for inclusion in tender documents
  • Advise on suitability of tenderers and prepare recommendations
  • Attend and participate in pre and post tender interviews with prospective tenderers.
  • Arrange delivery of tender documents to tenderers
  • Check tender submissions for errors, omissions, exclusions, qualifications, inconsistencies etc and advise and liaise with professional team and prepare recommendations to Client
  • Comment on tenderers design, construction programmes and method statements
  • Prepare a tender report and recommendations for preferred contractor
  • Conduct negotiations with tenderers, prepare any adjustments to contract sum and recommendations to Client for approval
  • Obtain copies of relevant insurance documents from contractors and sub contractors prior to commencement of works on site
  • Obtain contract drawings and specifications from Client and professional team and prepare contract documents and deliver to the Client and contractor for completion​​

Construction Phase

  • Develop and maintain the project cost plan and cash flow forecast for the duration of the construction phase
  • Visit the Site periodically and assess the
    progress of the Project for interim payment
  • Advise on the cost of variations to the
    works prior to the issue of instructions under the building contract
  • Agree the cost of instructions
  • Advise on the rights and obligations of
    the parties
  • Prepare recommendations for interim
    payments to the Contractor and the release of retention funds
  • Advise the Client in regard to payment
    notices
  • Prepare for issue payment notices,
    pay less notices and other similar notices
  • Prepare the final account or similar
    financial statement and facilitate agreement to the final account
  • Where relevant, prepare
    recommendations for the adjustment of
    liquidated damages, and loss and expense claims.
